Owning a villa in Spain is a popular daydream for many Brits who would love to get away from the gloomy UK weather and enjoy a more laid-back way of life.

You have two options when purchasing a villa in Javea on the Costa Blanca. You can go for a brand-new home or a resale property. Typically, older villas in Javea are constructed in the traditional Spanish style, but our agency has found the demand for “Ibiza-style” contemporary new build villas has grown in recent years.

Traditional Villas

With a classical Spanish villa or Finca, the property is often flat and comprises a single ground floor level. In the past, builders added small windows guarded by wrought iron bars to keep the interior cool and safe. This housing style is still a popular choice for many buyers who like a traditional setting in a residential area.

Modern Villas

These days, modern glass manufacturing technology allows builders to construct new luxury villas with large, secure windows reflecting the sun and keeping the interior relatively cool. Contemporary villas combine the home’s inside and outdoor areas with spacious open rooms, clean lines, and minimalistic fittings.

Take your time to look at our full selection of villas in Javea for sale. Whether you want a swimming pool, mountain, or Mediterranean Sea views, be close to the town or in a more rural setting, we have a beautiful villa for you. We currently have villas for sale close to the Arenal Beach, Tosalet, Granadella, Costa Nova, Javea port, the old town, Balcon al Mar, and the Montgo urbanization, with spectacular views of the Montgo mountain.

The Villa Buying Process

Once you have found your dream Javea villa and settled on your offer, we, as your estate agent, will oversee the formality of presenting the seller with your offer. When a purchase price is agreed upon, we ask for a reservation fee of €3000. This payment will remove the property from the market while the necessary documents are obtained, and the contract is drawn up.

Typically, a pre-contract is signed within a month. At this point, a formal 10% deposit is owed (minus the reservation fee). This money is transferred to the seller, and an appointment is made at a local notary office to complete the sale.

Completion Day

On completion day, we meet you at the notary’s office to ensure that the contract is as planned, correct, and complete. Once both parties sign, the seller hands the keys to the buyer, and the buying process is complete.

As part of our estate agency service, we arrange for utilities and services to be transferred into your name.

The Javea Estate Agent is a family-run real estate agency with three decades of experience in selling properties in Javea and the surrounding Costa Blanca North towns of Denia, Moraira, Benitachell, Calpe, and more.
